Orangeries are beautiful extensions for your home which are halfway between a conservatory and a fully constructed, bricked extension. Orangeries make both fantastic general living and hosting rooms, as they are add a large versatile living space to your home which is perfect for use all year round.

 

Rather than a fully glazed roof and body, orangeries from Mersey Builders are only partially glazed, and are constructed with solid pillars to create a room which is cosier than a standard conservatory during the winter, whilst still allowing in daylight during the summer.

When compared with conventional conservatories, an orangery is a more efficient alternative. As well as offering aesthetics which blend with your home’s existing appearance, our orangeries are also able to match your home in terms of thermal retention and soundproofing.

A conservatory is a fantastic addition to any home. It creates an extra living space for friends and family to enjoy, it floods the house with natural light and offers panoramic views of the garden. Essentially, a conservatory is a type of extension for your home. They are usually built onto the back of the house, leading out into the garden, and are made from either a uPVC, timber or aluminium frame – with large, glazed panels of glass throughout.

Strictly speaking, 50% of the side walls and 75% of the roof should be made from glass (or an alternative translucent material). However, it is now possible to choose a solid roof conservatory or the roof can be fitted with opaque tiles.

Porches

Porches are usually small kind of extensions to the front of a house, although they can be much larger and can be built to the side or back.

 

Typical examples include simple structures of only brick walls, columns, windows and a door. More elaborated / larger versions can be bare brick or plastered and have complete electrical installation.

Due to their size most porches do not require planning permission and as long as the porch is separated from the house by an internal door, and not heated, then they will not require a building certification.

Single storey house extensions are by far the most popular choice of home extension; they can often be built without planning permission and offer a fantastic opportunity to extend your living space with open-plan living and rooms that better connect the home and garden, extensions have now become increasingly popular.

Single storey extensions are most often in the form of a rear extension or side extension. There are a few different types of single storey house extension, including side extensions, rear extensions, kitchen extensions, and orangeries. The right type for you depends on your home structure and what you would like to use your new extension for.

As well as more space, a single storey extension also provides the opportunity to allow more natural light into the home, creating a brighter and healthier space. This can be achieved with the addition of Roof Lanterns, Velux Roof Windows & Bifold doors.

The cost of your single storey extension will depend on build type, roof, size of the extension, materials involved & the use of your extension (do we need to include plumbing, electrics, waste, raised floor etc).

Whether your single storey extension is flat roofed or pitched, in order to create a living environment which is light and welcoming for friends and family, the right roof lantern (rooflights) or pitched roof windows (Velux) can make the world of difference, allowing three times as much daylight into a room than vertical windows.

For flat roof extensions, roof lanterns are the popular choice & are one of the most thermally efficient on the market. Not only are they an efficient choice they also offer a very modern & contemporary design to your home extension.

Another popular choice is pitched roof windows with triple glazing for superior insulation. Contemporary, energy efficient roof windows are available in manual and electric options.

Kitchen extensions & extensions with open-plan layouts that involve extending the living or dining room out towards the garden are very popular incorporating the installation of aluminium doors, available in sliding, French & Bifolding designs.

Double Or Multi Storey Extension

Double & multi-storey extensions add a significant amount of living space to your home as well as providing a fantastic opportunity to provide open-plan living, allow more natural light into the home, create a brighter and healthier space & allow for rooms that better connect the home and garden.

You can add more bedrooms onto upper storeys while extending kitchen or living areas downstairs – you can even create unusual design features such as mezzanine floors for a truly modern open-plan feel.

 

While a double-storey extension can potentially add twice as much space to your home than a single-storey extension, the cost is not necessarily doubled.

 

You can usually expect to pay around 50% - 60% more than you would for the single-storey extension – this is because a lot of the work in building foundations, knocking down external walls, and redirecting plumbing would already be completed as part of the single-storey extension so the price for those elements remains the same.

 

While you can often build a single-storey extension without the need for planning permission, permitted development rights for double & multi-storey house extensions are fairly limited. This is because they make a significant change to the exterior of a house, and allowing double -storey extensions typically sets a precedent for the area.

Your options depend on whether your house is terraced, semi-detached, or detached, where you live, and the type of house. In some situations, you may only be able to build a rear extension with limited space on the upper storeys, whereas in others you may be able to extend to the side and the rear of your home.

Side Return Or Wrap Around Extension

A side return or wrap around extension can add a significant amount of living space to your home as well as providing a fantastic opportunity to provide open-plan living, allow more natural light into the home, create a brighter and healthier space & allow for rooms that better connect the home and garden.

A side return, or wrap around extension is where the extension not only goes into the side addition of the house but also wraps around the back extending sometimes three or four meters into the garden, which can provide a huge kitchen living area looking out onto the garden.

 

Generally side returns extend to side around 2m wide so the additional extension to the rear allows a much more generous space. Considering how most families generally live, this option can allow cooking whilst keeping an eye on the children, watching tv or keeping an eye on children playing in the garden through bi folding / sliding doors.

 

There are two roofing options - either a flat or a pitched roof. The most popular is the flat roof which enables the same ceiling height in both the old part of the space & also the new, giving you a seamless sleek look.

 

This type of extension makes it harder for the untrained eye to see which sections are old and which are new, especially when the new structural beam is also pushed up to be flush to the ceiling. Bear in mind this would involve some remedial work upstairs in the back rooms but it does give an incredible finish. A side return or wrap around extension will require planning permission.

If you’re looking for a home extension option, that won’t take up space in your garden, and you have a connecting garage, why not consider extending over the garage space? This can be a very effective, and attractive home extension option.

 

Building on top of your garage is a great way to maximise your living space. It can vastly increase the size of your upstairs meaning that you’ll have the room to create another bedroom or maybe another bathroom.

 

You also then have the option of converting your garage in future which could add a significant amount of living space to your home overall. This a fantastic opportunity to provide open-plan living to the upstairs or simply just extend the living area of a current bedroom, possibly with the addition of an en suite & allow more natural light into the home to create a brighter and healthier space.

There is also an option of extending your existing garage along the side of your property and then converting the garage in to a habital living area. This type of extension is quite popular with clients looking to create an extra living room , play room or maybe a down stairs wet room. It also gives you the option of extending your kitchen out to the side and creating a more open plan kitchen diner.
