4 Main Types Of Garage Conversion:

The type of garage conversion  you choose will depend on what type of garage you currently have.  We’ve created lots of well-built garage conversions over the years, and it’s helped us to improve and hone our skills in this area to such a degree, that we consider ourselves experts in this field.

The exact cost of converting your garage will depend on a variety of factors, including the new use of the room and the quality of finish you’d like.

For example installing a patio or a bi folding door, windows, roof windows. Though you might get a great new living space as standard, if you’re putting in a kitchen, bathroom or wet room then costs will increase.

Single Garage Conversion

Single garage conversions are by far the most popular choice of garage conversion; they can often be built without planning permission and offer a fantastic opportunity to extend your living space with open-plan living and rooms that better connect the home and garden.

Single garage conversions are less expensive to convert with little in the way of disruption for owners. You won’t need to ask planning permission and there should be no architectural fees. This type of project can take 2-6 weeks for completion, depending on complexity of the conversion, so if you’re in a hurry, and you’re on a budget, then perhaps this option is perfect.

There are modern options for roof lanterns to be added to a flat roofed garage or roof windows (Velux). Both options give a contemporary finish and allow natural light to flow in.

One of the great things about converting an existing structure is that you don’t need to lay new foundations or build walls from scratch; something that will save money and time.

In addition, many garages already have electricity which will reduce cost.

Double Garage Conversion

Double  Garage Conversions can add a significant amount of living space to your home as well as providing a fantastic opportunity to provide open-plan living, if your garage as adjoining to the house, and allow more natural light into the home, create a brighter and healthier space & allow for rooms that better connect the home and garden.

Similar to a single garage conversion, a double garage is simply twice the size while still physically attached to the property. The main difference to single conversion is the excellent amount of extra space available which enables homeowners to be more creative to make full use of the space. As would be expected more work is required to complete the project.

A double integral garage can also be partially converted to allow the construction of an extra room & allow car owners to still be able to park inside the garage.

We would estimate that a full double integral garage conversion could add anywhere up to 300 square feet to your property which would also allow you to maximise the full space for your garage conversion.

Single Detached Garage Conversion

Single detached garages are separate from the main property and standalone either next to, or in front or behind the house. This will usually mean more work is required with regards to insulation and planning permission may be required for this type of conversion.

If located near enough to the main property it may be possible to create a direct link between the two which will allow easier access instead of using an external entrance. This will be very much dependent on what the garage is being converted into and the regularity of use.

While single detached garage conversions are typically easier to plan and build, a double detached garage conversion will take more consideration and time to build to transform it into the ideal living space for you and your family.

Factors To Consider When Planning Your Garage Conversion

Building costs for a garage conversion are less than that for an extension because you’re working with an existing structure. However, there could be some major alterations to make, so before you start to gather quotes, consider some of the following points.

  • Garage Doors
The most obvious alteration will be the removal of a garage door and adding a weather-tight replacement. This is relatively straight forward to do because, in most circumstances, the space only needs blocking up. You will need to decide style of window or patio doors you would like in replacement of your garage doors.

  • Doors and Windows
Doors and windows are both essential parts of making your garage feel like an extension of the house. The size, aspect and location of the room will determine how many are needed. On average most garage conversions install one window or set of doors to front.

  • Flooring
Possibly you are looking to lay a new plush carpet or would like us to install a beautifully tiled floor. Either way majority of conversions require us to to pour concrete first. This is called installing a solid slab foundation. This is usually required in most conversions especially if the garage is old and the floor’s uneven. Some clients also require the garage floor to be raised level with the interior of the house and have the internal wall knocked through to create open living space.

  • Walls
Depending on the use for your conversion it may require an internal structure of stud walls to be built inside your garage to create your new room. Insulation can then be added between these walls and the existing structure to increase energy efficiency. Most commonly clients require the removal of the internal house wall to create open living space.

  • Utilities
Again, depending on use of the conversion we may need to to run new utilities into your conversion. A lot of garages have electricity, but most won’t have gas or water. If you’re changing your garage into a bedroom or living room, you’ll only have to factor a few extra outlets into your plan. However, if you’re planning a grand new bathroom or kitchen, then plumbing and gas pipes may need to be installed.
